SellMyHouse.sg is an AI-assisted HDB resale property platform operated by (David) Ng Chun Fai (CEA Reg No. R011998B) under Huttons Asia Pte Ltd (CEA Licence No. L3008899K). The platform provides market analysis, listing management, viewing coordination, and transaction guidance for a fixed fee of $1,499 + GST ($1,633.91 total).

Use of this platform for property marketing requires a signed Estate Agency Agreement (EAA). The EAA governs the agency engagement and takes precedence over these Terms of Service in all matters relating to agency conduct, fees, cancellation, and CEA obligations.

By using this platform you agree to:

• Submit only true, accurate, and complete property details. Submitting false or misleading information is a breach of these Terms and may constitute an offence under Singapore law.
• Maintain only one account. Creating multiple accounts for the same person or property is not permitted.
• Not scrape, crawl, copy, or systematically extract any content or data from this platform by automated or manual means without prior written consent.
• Not use the platform in any way that is unlawful, harmful, or disruptive to other users or the operation of the service.

We reserve the right to suspend or permanently terminate your account without prior notice if we determine, at our sole discretion, that you have breached these Terms of Service or misused the platform in any way. On termination, your access to the platform will cease and your active listing will be taken down.

Market reports, valuation ranges, and financial estimates on this platform are produced using AI and reviewed by a licensed agent before being shared. They are based on publicly available HDB resale transaction data.

• All outputs are indicative only and do not constitute a formal property valuation.
• Nothing on this platform constitutes financial, investment, or legal advice.
• You rely on any estimates or reports entirely at your own risk.

We endeavour to keep the platform available at all times but do not guarantee uninterrupted access. In the event of platform downtime during a time-sensitive step in your transaction, we maintain a manual fallback process and will contact you directly to ensure continuity. We are not liable for loss or delay caused by platform unavailability.

To the fullest extent permitted by Singapore law, SellMyHouse.sg and Huttons Asia Pte Ltd shall not be liable for any indirect, incidental, or consequential loss arising from your use of this platform, including reliance on AI-generated content.

All content, designs, and AI-generated materials produced on this platform are the property of SellMyHouse.sg. You may not reproduce or distribute them without prior written consent.

These Terms of Service are governed by the laws of the Republic of Singapore. Any disputes shall first be resolved through good faith negotiation. If unresolved, disputes shall be submitted to the courts of Singapore.
