Gross rental yield trend

What does this chart do? What it shows Indicative gross rental yield over time for condos and HDB flats (annualised median rent divided by median price). Condo: market median rent PSF × 12 ÷ median resale PSF. HDB: 4-room median rent × 12 ÷ 4-room median resale price. Medians of medians; indicative only. The condo line starts around 2023 because URA only publishes ~3 years of condo rental history via its API — it is a data-availability limit, not a zero yield before that date.
