Frequently Asked Questions
Total Debt Servicing Ratio. Under MAS rules, a borrower's total monthly debt obligations (including the new property loan) cannot exceed 55% of gross monthly income. Introduced in 2013 to prevent over-leveraging.
Banks compute the loan tenure based on the income-weighted average age of all borrowers, then round it up to the next whole year. A higher-earning older borrower pulls the average age up more than a lower-earning younger one.
Banks must size the loan assuming a higher interest rate so the borrower can still repay if rates rise. MAS sets a 4.0% medium-term floor for residential property loans (as at the latest review). HDB concessionary loans use a separate 3% floor — see our MSR calculator.
MAS allows only 70% of variable income (bonus, commission, rental income, self-employed earnings) to count towards gross monthly income for TDSR. Adjust the salary figure manually if a large portion is variable.
