AV is the estimated gross annual rent your property would fetch if it were rented out, excluding furniture and maintenance fees. IRAS reviews AVs periodically and publishes each property's AV on the MyTax Portal.

Log in to IRAS MyTax Portal (mytax.iras.gov.sg) with your Singpass. Your current AV and property tax notice are visible under 'View Property Dashboard'.

Owner-occupier rates apply only if you live in the property as your main residence. Renting it out, leaving it vacant, or using it as a second home triggers the higher non-owner-occupier schedule.

IRAS frequently announces one-off rebates in the Budget. For 2026, owner-occupied residential property qualifies for a 10% rebate, applied after the band calculation. This calculator returns the base tax before any rebate — subtract the current year's rebate (visible on your IRAS notice) for the actual amount payable.

Non-residential property (commercial, industrial) is taxed at a flat 10% of AV. This calculator covers residential only.

Annually, payable by 31 January. You can pay in one lump sum or opt for 12-month interest-free GIRO instalments via IRAS.

Submit an objection to IRAS within 30 days of receiving the AV notice. You'll need supporting evidence (recent rental transactions of comparable units).
