Gross yields in Singapore typically range from 2.5% to 4% depending on segment. Mass-market HDB and OCR condos sit at the higher end; prime CCR luxury units often yield under 2.5%. Net yields are usually 1.5–2.5 percentage points lower after expenses.

Gross yield ignores ongoing costs — property tax, maintenance fees (MCST), insurance, repairs, agent commission, and the vacancy buffer (typically 4-8% of annual rent for Singapore condos). Net yield is the metric serious investors look at.

HDB resale prices are lower per square foot than comparable condos, while HDB rents have risen sharply post-COVID. Condo prices are propped up by capital-appreciation expectations and lifestyle premiums (pool, gym, concierge) that don't proportionally raise rent.
