Why there's no single number on this page

Every tool that hands you one number is running a model over the same public data you're looking at, then presenting the output as a fact. I'd rather show you the data.

Your flat sells for what a buyer pays for it. The five sales above are the closest evidence of what that is — similar flat type, similar size band, within a few hundred metres, in the last two years. The spread between the lowest and the highest is the part a single number hides, and it's usually six figures wide.

What moves you within that spread is your storey, your renovation, your outlook, your lease, and how many neighbours are selling the same week. That's a conversation, not a form field.

Frequently Asked Questions

No. Every figure on this page is a real recorded sale of a nearby property — HDB resale transactions from data.gov.sg, and URA contracts for private homes. Nothing here is an appraisal, an assessment, or an opinion of your own home's price.

HDB resale prices come from data.gov.sg's Resale Flat Prices dataset, refreshed on every sync. Private sales come from URA's Private Residential Transactions service. Both are official, and both lag the market by a few weeks — a sale that completed last week may not appear yet.

Five is enough to see the shape of the range without turning the page into a spreadsheet. The lowest, median and highest figures above are calculated over every matching sale in the window, not just the five shown.

Because filtering five sales down to one storey band usually leaves one sale, or none. Your floor is used to mark which of the sales happened on your band, so you can see where you sit — it never removes a sale from the range.

Almost certainly not. Quiet blocks are normal — some go a year without a matching sale. Widen the ring to 1 km, or clear the floor-area filter, and the sales usually appear.

I read it and reply, usually the same day. No automated call queue, no drip sequence you can't leave. If you're only browsing, you never have to.
