HDB built terraced houses and maisonettes for only a short window, and stopped decades ago. Neither has been built since — every one that changes hands is resale stock.

How these figures are built
- Every figure counts resale transactions, not flats. HDB resale records identify a block and street but no unit, so the same flat sold twice counts twice, and there is no way to know how many flats would fetch S$1 million today.
- S$1 million is a cash threshold, not adjusted for inflation. A flat that sold for S$1 million in 2012 and one that sold for S$1 million today are counted alike, even though they are not comparable in real terms.
- Records before March 2012 are dated by approval date; from March 2012 onward they are dated by registration date. The two are a few weeks apart.
- HDB publishes each month's transactions over the following weeks, so the latest month always understates and will rise.
- Terraces and maisonettes are identified by flat model rather than flat type, because a maisonette's flat type is recorded as Executive.
